A new 211-unit home development is being proposed along GreenLea Boulevard near Browns Lane in Gallatin.
Goodall Homes is seeking approval of an amendment to the Greensboro Village Planned Unit Development along with a preliminary master development plan for 34 acres located between Chesire Way and Grassland Chase Drive, according to plans submitted to the city’s planning department.
If approved, the request would allow for the construction of The Knoll at Fairvue, which would include 114 townhomes and 97 cottages on the vacant property next to NCG Gallatin Cinema.
“Even though these are single-family residential (homes), they basically are attached dwellings,” Assistant City Planner Rob Kalisz told the Gallatin Planning Commission on Monday. “Each property owner will own their own lot and the building itself.”
A majority of the residences will be all brick and the product will be similar to other Goodall Homes’ communities like Lenox Place and The Retreat at Fairvue, according to city planning staff. Plans for the development also include a greenway trail and cul-de-sac at the northern end of Grassland Chase Drive.
Some members of the planning commission had questions Monday regarding the landscape buffer that is planned to shield existing homes from the new development.
“This is really intensive up against 10 or 12 houses,” Planning Commissioner Rick Orgain said. “In other subdivisions we’ve had berms, we’ve had fences and we’ve had noise deadening (buffers).”
A representative of the project said developers plan to have a 25-foot landscape buffer for the project and will supplement the existing tree line surrounding the property with dense evergreen plantings to help shield existing homes in the area.
The Gallatin Planning Commission is expected to vote on whether to recommend approval of the plan during their next meeting on Monday, Feb. 26. The meeting will be held at city hall at 5 p.m.
